START WITH WHAT’S POSSIBLE
Before you choose a home or make a commitment, the practical details deserve a clear look. You don’t need to have every answer to start.

The full project cost, your funding options, and your monthly comfort zone.
CLEAR NUMBERS, CLEARER DECISIONS
The factory home is one part of the budget. A good plan accounts for the steps that make it your finished home.
Your written project scope should also address support and anchoring, stairs and landings, skirting, carport or deck work, loan and escrow costs, inclusions, exclusions, and allowances for identified uncertainties.
Your estimate is prepared for your home and space. A home-only price is not necessarily the finished project cost.
MANUFACTURED HOMES FINANCED AS REAL ESTATE
You keep your existing land ownership and replace the home on your current lot. With the new manufactured home installed on a qualifying permanent foundation and legally titled as real estate, conventional mortgage financing may be available.
Ask banks, credit unions, and mortgage lenders that finance manufactured homes as real estate about a conventional mortgage for your completed home and land, and how to fund the replacement and installation phase.
Eligible real-property mortgage programs may offer competitive rates and terms. The lender will determine which program fits your property and project, then provide an actual rate and cost comparison.

How that equity is recognized depends on the appraisal, existing loans and liens, the community’s ownership structure, and the chosen program. Ask what cash is still needed for deposits, fees, temporary housing, or other costs.
You retain your existing ownership; any new mortgage and its lien requirements are explained in the financing documents.
Start with your deed or recorded ownership interest, community documents, existing mortgage details, and the replacement-home plans. The lender also reviews the foundation, real-property title, appraisal, project budget, and your financial qualifications.
A permanent foundation is part of eligibility; the ownership and recorded real-estate status also need to satisfy the program. Coordinate any required existing-lender consent and the funding plan before removing your current home.
For qualifying borrowers and properties. Financing is arranged through independent lenders. Rates, approval, equity treatment, and covered project costs depend on the actual lender and program.
Enter amounts you want to explore. Include any HOA or community assessments and other housing expenses alongside a mortgage payment.
